The Town of Reading Massachusetts

 

Reading (pronounced like RED-ing) is an affluent town situated in Middlesex County, Massachusetts, some 10 miles north of central Boston. Many of the Massachusetts Bay Colony’s original settlers arrived from England in the 1630s through the ports of Lynn and Salem. In 1639, some citizens of Lynn petitioned the government of the colony for a “place for an inland plantation.” This led eventually (in 1644) to the settlement incorporated as the town of Reading, taking its name from the town of Reading in England.

Reading played an active role in the American Revolutionary War, prominently involved in the engagements pursuing the retreating British after the battles of Lexington and Concord. During the first half of the 19th century, Reading became a manufacturing town. A furniture factory, clock factory and organ pipe factory were major businesses. By the mid-19th century, Reading had 13 establishments that manufactured chairs and cabinets. The making of shoes began as a cottage industry and expanded to large factories.

During the Civil War, men from South Reading fought at the First Battle of Bull Run. A second company was formed as part of the Army of the Potomac and a third company joined General Bank’s expedition in Louisiana. In the 20th century, Reading became a residential community with commuter service to Boston on the Boston and Maine Railroad and the Eastern Massachusetts Street Railway.

A good property management company is aware that generational marketing helps with resident retention. In terms of incentives for tenants to renew their leases, one time-tested approach is to offer residents a menu of reward options for renewing their leases. While new carpeting serves as a good incentive for older tenants, younger ones often prefer that existing hardwood floors be refinished. Property managers need to attend to the personal preferences of each resident, which can be time- and labor-intensive. In tight markets, however, this sort of personal touch is a positive differentiating factor for any real estate, whether for rent or purchase. One of the biggest mistakes that leasing agents make is to ignore existing tenants. It is also true that, to successfully connect with their target market, property managers may need help determining the preferences of potential residents. It has been observed that the surveys that work best are the ones that are handed to people who come to see a property. The surveys can begin by determining a visitor\'s age group. Rather than asking, \"How old are you?\" which may seem too personal, the survey can ask those who complete it to check a box choosing the range of years in which they were born. Entering their name in a drawing for a prize or providing another type of incentive will encourage the completion of the survey. If you ask the same questions of everyone, the way that members of different generations answer will tell you what percentage of each is coming through the door. The idea is then to apply their responses to sales and marketing materials.
